  • Usage / Planning

    A new office building will be established at the property on the corner between „Alte Jakobstraße” and “Kommandantenstraße” in Berlin Friedrichshain-Kreuzberg.

    Inside the building there are an underground garage and space for offices on the ground floor and five other floors. There is also a special use on our ground floor possible, such as a shop or a bistro without a full kitchen.

    The separation of the rooms at the available surface will be determined by the wishes of our customers.

    Every floor consists of two independent usage units A+B which both have direct access to the galleries of the atrium. Both units can be let together or separately.

    As part of the extension, there is a connecting door available. Another connecting door can be constructed optionally.

    The clear height of the rooms on the upper floors is about 3 meters.

  • Facade

    Ground floor: slightly relocated basement with post-and-beam construction of aluminium and vitrification with sun protection

    First – Fourth Floor: Cladding of natural stone with ceiling-high aluminium windows and sun-blocking jalousies from outside

    Top floor: Slightly relocated with cladding of natural stone and aluminium windows with sun-blocking jalousies from outside

  • Atrium

    The development of the usage units takes place in the central-located atrium with its galleries, the detached elevator system and two connected staircases.

    The airspace of the atrium goes over all upper floors and comes to an end with a glass roof which can be opened as well. Slabs of natural stone will cover the floor. Inside the atrium there are widespread and ceiling-high windows planned to every floor. The elevators have exposed concretes on their sides and are vitrified on their backside.

    The atrium will be decorated with flowers.

  • Basement

    In the basement there are rooms for technical equipment, deposits and 26 car-parking spaces – 12 double parking places and 2 single parking places, one of them will be handicap-accessible.

    The driveway to the underground garage will be established over a ramp coming from the Kommandantenstraße.

     

  • Roof

    The roof will be part-greened and possesses a terrace (rental space).

  • Rental spaces

    The surrounding wall, firewall and pillars will be made of brick wall or concrete. Moreover they will be plastered or leveled out. The separating walls will be made as plasterboard walls and also be leveled out. The separation of the rooms at the available surface will be determined by the wishes of our customers. All closed surfaces will be painted white. In the bathrooms the walls behind the objects will be occupied with

    tiles.

    Tenants can decide what kind of flooring will be used.

    The interior doors will be made of varnished door leafs in white and surrounding frames made of steel.

    Doors with fire safety regulations, for example in the firewall or to the staircase will be made of metal and will be varnished white. Every fire safety wall is self-closing.

    Access doors to rental area will be filled with glass as they are part of the vitrified façade to the atrium. Furthermore they will be varnished. The doors will be equipped with door closers.

    Every using unit will possess a lounge area with electrical connections in order to implement a tea kitchen.

  • Sanitary

    Every using unit possesses sanitary areas for men and women with one barrier-free toilet each.

    Anterooms of the sanitary areas are furnished with washstands of Duravit, Vero and with chromed single-handle faucets by Grohe or Hansa. In front of the washstands there will be fitted mirrors.

    The bathrooms will be furnished with toilet bowls and urinals of Keramag, Renova No.1 and push pieces of Grohe-DAL, Typ Surf.

  • Heating /Cold/ Ventilation / Electrics

    The units will be heated through the convectors in front of the windows and the ventilation system. In the sanitary area there are radiator plates.

    The atrium and the entry area will be heated through a floor heating system. Staircases and ancillary rooms in the basement and the ground floor will receive the heat of our radiator plates by demand.

    The available surface will be cooled down by the ventilating system. Moreover the system will cool the server rooms.

    The tea kitchen, sanitary areas, hallways and technical rooms will be equipped with lamps. Tenants will only have to insert the standard lamps in the main effective area.

    The sanitary areas will get a recessed luminaire with a fluorescent lamp for the ceiling. Additionally they get a wall lamp above the mirror.

    Public areas will be equipped with basic electrical installation and lamps.

    In the building there is a comprehensive fire alarm system with manual and automatic smoke detectors.
